A STUDY ON EVALUATION OF FARMLANDIN 148TH REGIMENT OF PRODUCTION AND CONSTRUCTION, XINJIANG

Abstract: Farmland price is the interaction result of productive potentiality of farmland and the effec-tive requirement, in which the fromer is an important base for determing farmland price. In sofar as the formation factors of farmland price, natural environmental factors are primary and so-cial and economic factors are secondary. In this paper, a case study is carried out on farmlandprice in the 148 th Regiment of Xinjiang Production and Construction group.
The 148 th regiment of Xinjiang Production and Construction Groups is located in the central part of the alluvial-lacustrine plain of Hutubi River, Taxi River and Manas River in JunggarBasin at the northern side of the Tianshan Nountains. Its terrain is level except partial areas. There are four soil groups, i. e. gray desert soil, meadow soil, takyr and saline soil. It is thetypical continental climate mainly characterized by rich sunshine and heat resources, less precip-itation, violent evaporation, big day-night temperature difference, frequent occurrence of disas-trous weather, etc.
And a standard price system of farmland, including average farmland price and changingamplitude, is developed based on analysis on the characteristics of farmland price, which can beused for calculating the price of each piece of farmland.
