Residential spatial variation characteristics and regional value:A case of 2011 opened commercial residential buildings in Xi’an City

Abstract: Residential functions are the basic functions of the city. Associated with urban renewal and development, the structure of residential space and the regional value continue changing. Overall, the micro-level is reflected in the adjustment of building structure, style and community functional structure, the macro-level shows fluctuations in the investment value and regional value with the processing of reconstruction of the urban space. The heterogeneous nature of residential space not only shows that the regional conditions influence the regional value, but also promotes the agglomeration and diffusion effects over the entire space, and then impacts the changes in the structure of urban space. Therefore, exploration on the distribution of urban residential space and tapping its regional value have an important role in the grasp of urban spatial structure and urban development. This paper analyzed the spatial variation of commodity housing prices of Xi’an City,Shaanxi Province,China in 2011 by means of geostatistics and its causes were discussed from the perspective of urban regional value. The impact of subway construction on commodity housing prices was further explored. The results show following four aspects. First, the housing prices of Xi’an decrease from inside to outside of the circles with the Qujiang New District and the Weiyang District as a dual polar. Second, the spatial variation of changes in housing prices is significant. The decreasing trend from inside to outside is more obvious on the east-west direction than that on the south-north direction. Third, the regional values of the leading housing prices are found different in various regions of Xi’an in the regional value analysis. Cultural value is dominant in the south area of Xi’an. Comprehensive value is higher in the center and lower in the western area. Eastern area has more comparative advantages in the ecological value. Northern area is more competitive in the economic value because of policies. And great potential for the comprehensive value is in the Chang’an District. Fourth, the buffer analysis shows the Xi’an Metro Line No.2 has a more significant impact of economic value on the north and center of the city than that on the south and Chang’an District. At last, the suggestion was proposed on the development of Xi’an commodity housing to enhance the regional value. The development of commodity housing in the south of Xi’an should be combined with cultural landscape; the east should be combined with ecological environment; the north should pay more attention to macroeconomic policies and development zones; the west can be developed with the advantage of the integration of Xi’an and Xianyang.
